The complete California Foreclosure Process is under What is Foreclosure tab. The most important thing to remember is to take action. Lender's have a timeframe in which they will consider a loan modification application. Once a homeowner has received a Notice of Trustee Sale the lender can be reluctant to allow a loan modification application. If you are in any stage of foreclosure request a call from Action Saves Homes to hear your options.
This would be a Short Sale. A Short Sale is when the Homeowner owes more on the property than they can sell it for. In this case you will need an experienced team to support you. Action Saves Homes works with a team of Experienced Short Sale Agents. This process has to start with approval from your lender. To gain approval from your lender you must submit an application. Call Action Saves Homes to hear more about lender approval.
Most often it makes more sense to keep your home. If you are behind but can make your monthly mortgage payments going forward you should speak with a representative about a loan modification. If you know you can not resolve your financial situation in a timely manner selling may make sense. Action Saves Homes works with referred Cash Buyers as well as Real Estate Agents.
A loan modification can be denied for many reason. The application must be filled out correctly and be presented with all required supporting documentation. Something a little as a missed check in the right box can cause a denial. Action Saves Homes can do a free denial review to explain the situation and answer your questions.
Every situation is different. The main factors are if your lender is willing to work with you and where you are in the Foreclosure Timeline. Action Saves Homes does work with the bank for you and will request a postponement if needed. Call for a personal review of your situation 909-493-5631.
